When do I need a building permit?

A building permit is required before commencing any type of construction as defined in the Building Bylaw No. 5912 which includes, “erection, installation, repair, alteration, addition, enlargement, location, relocation, reconstruction, demolition, removal, or excavation” of a site or building. What do I need to submit for a building permit application?

How much does a building permit cost?

Permit costs are based on construction values. Please see the table of fees for a more complete description of permit fee charges.

How long does it take to get a building permit?

Processing time depends on the type and complexity of the project. For smaller projects, the process will usually take 7 to 10 days. Generally, the more complete the submission, the quicker the processing time.

What are the typical reasons for a building permit to be denied?

Typically, building permits can be denied if the applicant has not submitted complete information or the proposed construction contravenes the British Columbia Building Code, City Bylaws, or other applicable regulations.

What is the inspection process?

Inspections occur after the following stages of construction for a new dwelling:

  • footings and soil;
  • foundation wall;
  • damproofing, drain tile, frost wall insulation;
  • pre-pour slab;
  • framing;
  • insulation; and
  • final occupancy.

The inspection process differs slightly for different types of construction (ie: dwellings vs. garages). Please consult the appropriate Circular, for more complete information or contact the Building Inspector.

Do I need a building permit for a storage shed in my back yard?

Building permits are only needed for structure larger than 108 square feet. The location of the shed must comply with zoning bylaw regulations. Please see the Circular: Setback Requirements in the Planning section of this web site, or contact a City Planner.

How big a shop/garage can I build without a foundation?

Any accessory building larger that 108 square feet requires a building permit. The maximum square footage that can be accommodated by a floating slab is 592 square feet (55 square metres). Anything larger than this requires strip footings and a foundation. Please refer to Circular #9: Building a Detached Garage

Do I need a building permit to build a sundeck?

Yes, a building permit is required to build a sundeck because it involves the, “erection, installation, repair, alteration, addition, enlargement, location, relocation, reconstruction, demolition, removal, or excavation” of a site or building.
